REO Asset Management & Broker Services in San Antonio
The full REO lifecycle under one roof: a licensed Texas broker with over 30 years of experience managing the asset — valuation, management, listing, negotiation, and sale — backed by RI Construction’s own field teams for preservation, inspections, and repairs. One call, one point of contact, from assignment to closing.
Assignment & occupancy
The asset is assigned, occupancy is verified, and the property is secured. Occupied assets move straight into the broker’s move-out track.
Valuation
The broker prepares the BPO and market analysis — comparables, condition, and repair scope — so pricing decisions start from documented value.
Management & preservation
Ongoing property management and preservation: inspections, winterization, grounds care, repairs, and photo-documented status reporting.
Listing & marketing
Priced from the analysis, listed, and marketed — showings, feedback, and price adjustments reported on a consistent cadence.
Offers, contracts & closing
Every offer presented and negotiated, contracts managed through contingencies, and closing coordinated with title — with the file documented at each step.
Field services included
Preservation, inspections, trash outs, winterization, and repairs are handled by RI’s own teams — see REO services & preservation for the field side.
Broker services
Licensed brokerage, applied to REO full-time — not a sales agent who occasionally takes a bank listing. The services asset managers, servicers, and lenders actually assign:
Market analysis
Comparable sales and listings, neighborhood trends, days-on-market, and as-is vs. repaired value scenarios with a recommended list price.
BPOs
Exterior (drive-by) and interior broker price opinions with photos and commentary, prepared in the format your platform requires.
Asset & portfolio management
Every assigned asset managed end to end — valuation, preservation oversight, listing, offers, and closing — single properties or whole portfolios.
Property management
Day-to-day management of held assets: inspections, utilities, HOA and code-violation coordination, vendor scheduling, and status reporting.
Contracts & negotiation
Offers presented and negotiated, purchase contracts managed through contingencies and deadlines, repair and closing-cost negotiations handled in writing.
Occupied properties
Occupancy verification, professional occupant communication, relocation assistance, and cash-for-keys negotiation — documented at every step.
Listing & marketing
MLS listing, professional presentation, showing coordination, buyer feedback, and data-driven price adjustments until it’s under contract.
Closing coordination
Title, lender, and buyer coordination through contingencies to a clean closing — and a complete, documented file handed back to you.
Occupied properties, handled professionally
An occupied REO property is a negotiation, not a work order. The broker handles occupants directly and respectfully: occupancy is verified, your authorized relocation or cash-for-keys offer is presented in writing, and a move-out date is agreed and documented. If a voluntary vacancy isn’t possible, we coordinate the eviction process through your legal counsel and keep the property monitored throughout. At confirmed vacancy, RI’s field teams secure and re-key the property the same day and move it into preservation — no gap for vandalism, squatters, or freeze damage.
Built for banks, servicers & asset managers
Your file has to survive an audit; our reporting is built like it. Photo documentation before, during, and after every field visit; written updates in a consistent format on a consistent cadence; valuations and recommendations you can defend; and a single local point of contact who answers for the broker’s desk and the field crews alike. Local coverage across San Antonio, Bexar County, and the surrounding communities — priced, preserved, and sold by people who work this market every day.

REO management questions
What is a BPO, and when is one ordered?
A BPO (broker price opinion) is a licensed broker’s documented opinion of a property’s probable sale price, built from comparable sales and listings, property condition, and local market data. Lenders, servicers, and asset managers order BPOs at assignment, before listing, during short-sale and loss-mitigation review, and for quality control. Our broker prepares exterior (drive-by) and interior BPOs with photos and commentary, in the format your platform requires.
What does your market analysis include?
A full picture you can price from: comparable sold, active, and pending listings; days-on-market and price trends for the neighborhood; condition adjustments, including the repair scope our field teams document on site; and as-is versus repaired value scenarios with a recommended list price and expected marketing time. Because the broker and the contractor are under one roof, the valuation reflects what the property actually needs — not a guess from the curb.
Do you handle occupied REO properties?
Yes — occupancy is where local, professional handling matters most. We verify occupancy, open communication with the occupants, negotiate relocation assistance and cash-for-keys agreements where authorized, coordinate move-outs on an agreed date, and coordinate the eviction process through your legal counsel when a voluntary vacancy isn’t possible. Every step is documented for the file, and the moment the property is vacant it is secured, re-keyed, and moved into preservation.
How does cash for keys work?
Cash for keys is a negotiated, voluntary move-out: the occupant agrees to vacate by a set date and leave the property in agreed condition, and receives the agreed funds at confirmed vacancy. Our broker presents the offer, puts the agreement in writing, verifies the vacancy and condition at exit, and documents the exchange for your file — no confrontation, no surprises, and usually far faster and less expensive than eviction.
Can you manage a whole portfolio, or only single properties?
Both. A single assignment gets the same structure as a portfolio: one point of contact, one reporting format, and a consistent cadence of updates across every address — valuations, preservation status, listing activity, offers, and closings reported the same way every time, so your team isn’t chasing five vendors for five houses.
How do we assign a property to you?
Send the property address and what you need through the request form, or call (210) 204-6050. Every inquiry lands at contact@riconstructionllc.com. If the asset isn’t valued yet, the broker’s BPO and market analysis come first; if it’s already in preservation, we pick it up mid-stream and bring the file current.
