REO Services & Property Preservation
Complete REO (real estate owned) services for bank-owned, foreclosed, and vacant properties in the San Antonio area. We secure, clean, preserve, and prepare properties for listing, sale, or rent — and document everything with photos and written updates your file can rely on. Work is performed as needed, as directed, and per code / per client instructions, with descriptions kept to the scope actually authorized.

REO inspections: condition inspections for REO properties covering electrical, HVAC, plumbing, and roofing — each system checked and photographed, with a written condition report for asset managers, banks, and servicers. Reports describe condition as observed to support preservation, valuation, listing, and repair decisions; they are not engineering certifications.
Winterization Services — San Antonio
Residential homes: $250 flat for a limited time. San Antonio doesn’t have a long cold season — it has cold snaps, and one or two hard freezes is all it takes to burst a pipe and flood a house. We prepare your plumbing ahead of those snaps: a full drain-down of the system, photo-documented on completion. Also available for vacant homes and REO properties, quoted by scope.
Insurance Claims — Documentation, Estimates & Restoration
A strong claim starts with a complete record. RI documents the full scope of loss — photos, measurements, and detailed scope notes, including damage found as work progresses — and prepares a detailed written estimate for that documented scope. We coordinate with the adjuster, and when additional damage is discovered, we prepare and file supplemental documentation as needed, supported by photos and scope notes, so the file reflects the full loss.
Once repairs are authorized, we complete the restoration as needed and per code, with the goal of returning the home to its pre-loss condition and full value, documented throughout. Claim decisions and amounts are determined by the insurer; RI’s role is thorough documentation, professional estimating and supplement support, and quality restoration — we do not guarantee claim outcomes or approval amounts.
Inspections & Reports
Documented inspections for HVAC, roofing, electrical, plumbing, and foundation — including dedicated REO inspections for bank-owned properties (electrical, HVAC, plumbing, and roofing) with photo documentation and written condition reports for asset managers, banks, and servicers. You get a written report you can act on — for a purchase, a claim, a portfolio review, or planning next year’s work.
